Handling Multiple Properties

Sometimes a buyer purchases more than one property in the same deal like two lots next to each other, multiple condo units, or a bundle of properties sold together. Even though there are several properties, it still counts as one transaction, so you only file one FinCEN report.

 

How You Enter the Properties

When you create the report, you normally enter details for one property. If the deal includes more, you just add them one at a time Property #1, Property #2, and so on. To add an additional property, click + Add Another Property and enter the next address.
The system automatically links them together so it knows they are part of the same purchase.

What This Means

  • All properties appear in the final report.
    The filing lists each property separately so nothing is missing.
  • Buyers and sellers don’t repeat their forms.
    They fill out their information once, even if several properties are involved.
  • Closing details stay simple.
    There is one closing date and one total purchase price for the whole deal.

Overall, you enter multiple properties, but everything is combined into one complete report, because FinCEN treats the entire purchase as a single transaction.

 

Handling Multiple Buyers or Sellers

In a FinCEN report, every buyer must be an entity such as an LLC, corporation, or trust.
If more than one entity is buying the property together, you simply add each buying entity separately. The system treats all of them as part of the same transaction.

The individuals connected to each entity, its members, managers, partners, trustees, beneficiaries, or other controlling persons are not entered as buyers. Instead, they are listed as beneficial owners, because FinCEN requires the people behind the entity to be identified.

Sellers may be either individuals, entities or trusts depending on the transaction.

How It Works

When you create the report, you add each buyer and seller one at a time.
This means everyone gets their own invite.
Each buyer, seller, or entity representative receives a separate secure link, so no one has to share accounts or fill out forms for someone else

The system shows who has finished, who hasn’t started, and who still needs to complete their forms, making it easy to follow up.

Invited Buyers and Sellers will receive a branded email with a unique link that takes them directly into the platform.

The system walks you through entering:

  1. All buying entities (one or several)
  2. The seller (one or several)
  3. All beneficial owners for each entity

This ensures FinCEN receives a complete and accurate picture of who is involved in the purchase and who ultimately owns or controls each entity.

 

Why the Report Stays in “Pending Collection”

The report can’t move forward until everyone involved has submitted their details.
It stays in the Pending Collection status until every section is completed, this includes buyers, sellers, or any required entity or trust owners who still need to finish their forms.

Once everything is completed, the report can move to the next stage before closing.

 

Handling a Third-Party Payor

Sometimes a payment isn’t made directly by the buyer. For example, a parent sending a gift wire, a business partner funding part of the purchase, or another outside individual providing funds. These contributors are considered (Payors) for FinCEN purposes.

How It Works
On the payment entry screen, buyers can indicate that a payment came from someone other than the primary buyer. They will enter the third party’s name and basic identifying details so the system can include them correctly in the payment record.

When This Applies:                                                                                                                     

  • A non-buyer sends a wire or cashier’s check
  • A business partner contributes funds
  • A family member provides gift money
